Commercial Listing Appointment Prep Checklist
Commercial listings are won before the meeting. The broker who arrives with the owner's own rent roll already underwritten, the signer already verified, and a defensible price range beats the one with a generic pitch. This checklist mirrors Course 22: qualify the owner, pull the public record, ask the lease, loan and tenant-rights questions, build the underwrite, price on it, and prepare the presentation and the listing agreement. Work it in order and number the files to match the packet items. Mark anything unavailable as N/A with a reason and a date, so a gap reads as diligence and not as a mistake. The time estimate is hands-on build time for a $1M to $10M Central Florida asset. Add document chasing, broker-of-record review, and rehearsal on top of it.
Pro Tip
Build the underwrite before the BOV, and price on normalized NOI. Every buyer and lender will re-underwrite your number, so if your model already carries the management fee, reserves, reassessed taxes and re-quoted insurance, the retrade has nothing to attack. Confirm who can sign before you build anything else, because no proof of signing authority means no listing.
