What is a special-purpose property?
It's real estate built for a single use that's costly to convert — churches, theaters, car washes, gas stations, funeral homes, day-cares, and the like. Value and financing hinge on that use and the buyer pool for it, so they're underwritten case by case.
Why is special-purpose financing different?
Lenders weigh the narrow re-use market and often want a larger down payment or a stronger operator, since a single-use building is harder to repurpose if the business fails. SBA financing is common for owner-operators.
