What Is a Commercial BPO?
A commercial broker price opinionis a licensed broker's written opinion of what an income-producing or commercial property would most likely sell for today. Unlike a residential BPO, it cannot rest on sales comps alone — buyers of commercial property pay for income, so the opinion has to reconcile price-per-square-foot evidence with a cap-rate view of NOI.
Banks, credit unions and servicers order commercial BPOs when they need a fast, market-grounded number for a workout, a REO sale, a note sale or collateral monitoring — and want it from a broker who knows what tenants are paying and what buyers are closing at right now.

What is a commercial broker price opinion?
A commercial broker price opinion (BPO) is a licensed broker's written opinion of the probable selling price of an income-producing or commercial property. It combines a sales comparison analysis with an income cross-check (direct capitalization from in-place or market rent and current cap rates) and a reconciliation explaining the final opinion. Lenders and servicers use commercial BPOs for loan workouts, REO disposition, collateral monitoring and note sales.
Is a commercial BPO an appraisal?
No. Under Florida law (Chapter 475, Florida Statutes) a broker price opinion may not be referred to or construed as an appraisal, and it is not prepared under USPAP. It is not a substitute for an appraisal or a regulatory evaluation where one is required. Institutions order BPOs for decisions where a broker's market view is what they need: workout strategy, disposition pricing, portfolio monitoring and loan sales.
How long does a commercial BPO take?
Most single-tenant and small-balance commercial BPOs are delivered in 3–5 business days after we receive the rent roll and operating statements, or sooner on request. Multi-tenant properties, larger assets and portfolios are scheduled to your due date when the order is confirmed.

Retail and single-tenant net lease (NNN), office and medical office, industrial and flex, multifamily of five units and up, hospitality, mixed-use, special-purpose buildings and commercial and development land across Central Florida, including Orlando, the I-4 corridor and the Space Coast.
What do you need from us to complete a commercial BPO?
The property address and your required form or due date are enough to start. A rent roll, current leases or lease abstracts, a trailing-12 operating statement and any recent capital work make the income cross-check more precise. If those are not available we use market rent and expense assumptions and say so in the report.
