Underwrite before we opine
Every listing gets a written Broker Opinion of Value before the agreement is signed — income/cap rate, price per SF or unit, and replacement cost, checked against each other.
The marketing plan
Offering memorandum, CoStar/Crexi/LoopNet inside five business days, professional stills and drone, direct buyer canvass, targeted broker and investor blasts, signage, and a call for offers.
Buyer qualification
Signed confidentiality agreement, proof of funds or a lender term sheet, and entity verification before financials leave our hands — plus what each capital structure does to your closing calendar.
Timeline and diligence
Week-by-week from engagement to recording, and the diligence items we manage for you: Phase I ESA, ALTA survey, title, estoppels, SNDA, zoning, appraisal, and property condition.
A weekly written report
Platform views, inquiries, confidentiality agreements signed, tours, LOIs, and buyer feedback in plain language — from week one until closing.
What we need from you
The data set that lets us finalize the BOV: rent roll and leases, T-12 and prior two years, tax and insurance, survey and site plan, environmental reports, and loan terms.

Questions owners ask first
- What is a commercial listing presentation?
- It is the document a commercial broker walks an owner through before a listing agreement is signed. It sets out how the property will be priced, how it will be marketed, how buyers will be qualified, what the timeline and diligence period look like, and what the owner needs to supply. Ours runs eight pages and is published here in full.
- How do you price my commercial property?
- With a written Broker Opinion of Value delivered before the listing agreement. We use the approach that fits the asset — income and cap rate for stabilized income property, price per square foot or per unit for owner-user and multifamily, replacement cost for new or specialized construction — and check it against the other two.
- How long does it take to sell a commercial property in Central Florida?
- Timing depends on how the buyer is funded. All-cash buyers typically close in 30 to 45 days, 1031 exchange buyers in 45 to 60, conventional bank financing in 60 to 75, SBA 504 in 75 to 90, and syndications in 60 to 90. The presentation breaks down each capital structure and what it means for your calendar.
