Commercial Agent Compliance Self-Audit Checklist
Most compliance problems for a newer commercial agent are not dramatic. They are a deposit that sat overnight, a signature without the licensed name, a number nobody sourced, or a text to a list that never agreed to it. This checklist mirrors Course 27 and turns its lessons into an audit you can run before a deal, after a deal and every quarter. Industrial (small-bay flex, warehouse and distribution, industrial outdoor storage) and single-tenant NNN examples get equal weight, and retail, medical office and land follow the same rules. Work the sections in order and hand the result to your broker of record. Where a legal judgment is involved, the item says to confirm with your broker of record, and your broker may involve a Florida attorney or a CPA. This is education, not legal advice. Before you send, sign, pay or promise anything, stop and ask five questions: what are the verified facts, which rules apply, what do I owe each party, what are my options (including decline and escalate), and what will I write down? Then call your broker of record first, with the facts, your options and a recommendation. A same-day note to file turns a hard decision into a defensible one.
