Commercial Agent Business Setup Checklist
A commission-only commercial career is a cash-flow and systems problem before it is a sales problem. Deals are large and slow, income arrives in lumps, and the agent who runs out of runway, loses a deadline or drops a follow-up never gets to use their talent. This checklist mirrors Course 26 and walks a newer agent through setting up the business around the work: money, time, records, tools, people and a 12-month plan. Industrial (small-bay flex, warehouse and distribution, industrial outdoor storage) and single-tenant NNN examples get equal weight, and retail, medical office and land follow the same systems. Work the sections in order and skip what your brokerage already provides. Every dollar figure, percentage and target here is an illustration or market practice that varies, so replace it with your own bills, quotes and written agreements. Legal and tax points are education, not advice: confirm them with your broker of record, a Florida attorney and a CPA, and follow your brokerage's written policy first.

Do three things in your first 30 days and the rest gets easier: write your monthly burn and runway on one page, put your prospecting blocks on the calendar before any meetings, and start every deal with the same numbered folder and one deadline calendar. Agents rarely fail for lack of ideas; they fail when cash, time or a date slips through with nobody watching.
