Commercial Prospecting Weekly Plan Checklist

Prospecting is the job in commercial real estate: few deals, large fees and long cycles mean listings go to the agent who reached the owner first and kept showing up. This checklist mirrors Course 23 and gives a rookie agent one repeatable weekly plan for both core product lines, single-tenant NNN and industrial (small-bay flex, warehouse, industrial outdoor storage and light manufacturing). Work the setup sections once, then run the call, mail, referral and review sections every week. Rates and time estimates are assumptions for teaching, not MaxLife Commercial results or benchmarks, so replace them with your own tracked numbers after four to six weeks. The time estimate is hands-on setup time for farm selection, list build and compliance review. Confirm every compliance point with your broker of record and a Florida attorney.

Pro Tip

Run one industrial farm and one NNN farm at the same time, and change only the weakest funnel step each Friday. A rookie who works a small, tiered list every week and gives every owner a dated next step will out-produce one who keeps rebuilding a perfect list. Score owners to prioritize your calls, never to decide who deserves respect, and verify every phone number before you dial.

1. Farm Setup

0/5

Do this once, then review it at day 90 and every month. Build one industrial farm and one NNN farm so both product lines stay in motion.

2. Owner List Build

0/9

Public records and likely-seller signals. Build your first 100 owners free, using county appraiser sites and the DOR NAL and SDF files.

3. Compliance Before You Dial

0/9

Educational, not legal advice. Review your calling and mailing plan with your broker of record and a Florida attorney before your first dial.

4. Call Block

0/6

The 9:30 to 11:30 block is the only block that produces conversations. Phone on the desk, list printed, no email open.

5. Mail and Email Block

0/6

Wednesday outreach production. Letters, email and LinkedIn warm up owners before and after your calls.

6. Referral Touches

0/6

Tuesday referral coffee or site visit. Referrers see the trigger first: a loan coming due, an estate, a retirement or a tax bill.

7. Pipeline and Weekly Review

0/6

Every owner sits in one stage and has a dated next step. Friday from 1:00 to 2:00 is your review.

8. 90-Day Milestones

0/6

Practice-based, not a promised result. Plan for no commission in the first 90 days. The goal is a working system and your first listing appointments.
