NNN (Net Lease) Review Checklist

Two NNN deals can show the same cap rate and be worlds apart. The difference is in the lease document and the tenant behind it. This checklist walks the clauses that matter — what the tenant actually pays, who carries roof and structure, how rent grows, and how strong the guarantee really is — so you can price the lease, not just the building.

"NNN" is a spectrum, not a guarantee. Always confirm whether roof, structure, and parking-lot replacement are the tenant's or the landlord's — a "NN" deal dressed up as "NNN" changes your real yield.
