Commercial Property Tour & Site Inspection Checklist
A property tour is your first, cheapest filter. Long before a formal PCA, a disciplined walk-through tells you whether a deal is worth pursuing and what to underwrite for capital expense. Bring this list, your phone camera, and a flashlight. Photograph everything — you'll forget the details by the third property of the day.
Pro Tip
Tour at an inconvenient time — early morning or after dark. Vacancy, lighting, security, and traffic patterns look very different than during a staged midday showing.
