What a Real Estate Syndicator / Sponsor Does
A real estate syndicator (or sponsor / GP) raises equity capital from passive investors (LPs) to acquire or develop commercial real estate. The syndicator is responsible for sourcing deals, underwriting, raising capital, closing, managing the asset, and ultimately returning capital to investors at exit. They typically earn acquisition fees, asset management fees, and carried interest on the profits.
Key Responsibilities
- Source and underwrite investment opportunities
- Prepare offering memorandums and PPMs
- Raise equity from LPs (accredited investors, funds, family offices)
- Structure SPVs and JV operating agreements
- Close and manage the asset throughout the hold
- Report to investors and execute the exit
