Step-by-step guide to optimizing your commercial property for local search visibility. Make sure local investors and buyers can find you.

Why Local SEO Matters

When investors search "commercial properties for sale in Orlando" or "office space Melbourne Florida," you want your listings visible. Local SEO is about making sure your property shows up in those searches — and in the right context.

This checklist covers the core optimizations that drive local visibility for commercial properties.

1. Google Business Profile Optimization

Your GBP is the foundation of local search. Investors see your business, hours, contact info, and reviews here.

Claim or verify your Google Business Profile

Go to google.com/business and search your company name. Claim it if unclaimed.

Use your primary office location (Orlando HQ)

List your main office address. This is where 80% of your local traffic will point to.

Complete all business information fields

Business name, phone, address, website, category (Real Estate Services).

Add high-quality photos and videos

Office photos, team photos, recent property photos. Google gives higher visibility to profiles with rich media.

Write a compelling business description

Add Q&A section (reply to questions)

People ask questions about commercial brokers. Answer them. This builds trust.

Collect and respond to all reviews

Ask clients to leave reviews. Respond to all of them (good and bad). Google rewards profiles that actively manage reviews.

Add service areas

List: Orlando, Melbourne, Cocoa Beach, Brevard County, Tampa Bay, Jacksonville, South Florida, etc. These expand your local footprint.

2. Build Citations & Directory Listings

Citations are references to your business (name, address, phone) on other websites. Google uses them as a trust signal. Consistency is key.

CoStar / LoopNet

If you're not on CoStar with a company profile, you're invisible. This is where institutional investors search.

Commercial Real Estate Association (CCIM, SIOR)

List your broker profile with industry associations. Strong signal to Google.

Local Chamber of Commerce

Orlando Chamber, Brevard County Chamber, Space Coast Chamber. Get listed.

Better Business Bureau (BBB)

Free listing. Shows credibility and builds local trust.

Commercial Real Estate Directories

Zillow Commercial, LoopNet, CREXi, Catylist — get listed on all major platforms.

Local Business Directories

Yelp, Apple Maps, Manta — these count as citations.

Your website footer

Include Name, Address, Phone on every page (especially footer). Consistent NAP = strong signal.

Important:

Every citation must have identical NAP (Name, Address, Phone). If you list "MaxLife Commercial" on one site and "MaxLife Commercial Inc." on another, Google sees them as different businesses. Audit consistency.

3. Create Location-Specific Landing Pages

For each market you serve (Orlando, Melbourne, Cocoa Beach, etc.), create a dedicated page. This helps you rank for local keywords.

Example: Your Orlando Page Should Include:

  • Geo-targeted title: "Commercial Real Estate Broker in Orlando"
  • Local keywords: "commercial real estate Orlando," "office space for lease Orlando," "NNN properties Orlando"
  • Local content: Orlando market stats, recent sales, local insights
  • Local Schema markup: Schema for your LocalBusiness + service areas
  • Backlinks: Links from Orlando news outlets, business journals, chamber of commerce
  • Contact CTA: "Talk to an Orlando commercial broker"

You already have market pages. Now ensure they're optimized for local search:

✓ Recent local sales/case studies
✓ Local market statistics

Why: Includes city + keyword. Shows in search results and browser tab.

Meta Description

Why: Appears under your title in Google results. Make it compelling.

H1 (Main Heading)

Example: Commercial Real Estate Broker Serving [City] & [Region]

Why: First thing visitors see. Must include target keyword.

URL Slug

Example: /orlando-commercial-real-estate-broker

Why: Use hyphens, include city name, keep it readable.

Body Content

Why: Google reads this to understand page content. Natural keyword usage helps.

7. Build Backlinks from Local Sources
