The principal who organizes a real estate deal, raises capital, and manages the investment on behalf of passive investors.

Full Definition

A sponsor (also called syndicator or general partner) is the individual or firm that organizes a real estate investment — sources the deal, raises equity from passive investors (LPs), manages the asset, and executes the exit. Sponsors typically earn acquisition fees, asset management fees, and carried interest ('promote') above a return threshold.
