A Property Condition Assessment is conducted per ASTM E2018 by a licensed engineering firm. It evaluates structure, roof, HVAC, plumbing, electrical, parking, and site improvements. The report identifies immediate repair needs and projects capital expenditures over a 10-12 year horizon. Required by most commercial lenders.
