Free Rent / Rent Abatement

Period at lease start when tenant doesn't pay rent, used to offset buildout costs or attract tenants.

Full Definition

Free rent (or rent abatement) is a concession from landlord to tenant — a period at the start of a lease where no rent is paid. Typical in office and multi-tenant retail (2-6 months is common). It effectively reduces the tenant's all-in occupancy cost and is a common negotiating point. Concessions are accounted for on a straight-line basis for GAAP reporting.
