CAM (Common Area Maintenance)

Tenant's proportionate share of expenses for maintaining common areas of a multi-tenant property.

Full Definition

CAM charges are expenses associated with maintaining common areas (parking lots, landscaping, shared hallways, building exterior, etc.) in multi-tenant commercial properties. Tenants pay their proportionate share based on leased square footage. CAM reconciliation happens annually — comparing estimated vs. actual expenses.
