Free Tenant Representation
Commercial Tenant Representation in Florida
MaxLife Commercial represents tenants — not landlords — in finding, negotiating, and executing commercial leases and purchases across Florida. Office, retail, industrial, and medical. Free to you; the landlord pays.
Why You Need Tenant Representation
Every commercial property listed for lease has a listing broker whose job is to protect the landlord's interests — not yours. When you call the number on the sign, you're negotiating against a professional. A tenant rep broker levels the playing field: we search the full market, surface off-market options, and negotiate rent, free rent, tenant improvement allowances, and lease terms on your behalf. Our fee is paid by the landlord. You pay nothing.

Tenant Rep FAQ
What is commercial tenant representation?
Commercial tenant representation (tenant rep) is a brokerage service where a licensed commercial real estate broker represents your interests — not the landlord's — in finding, negotiating, and executing a commercial lease or purchase. Your tenant rep broker searches available space, analyzes alternatives, negotiates lease terms, and coordinates due diligence at no cost to you. The landlord pays the commission in nearly all commercial leases.
Is tenant representation free for the tenant?
Yes — in virtually all commercial lease transactions in Florida, the tenant rep broker is compensated by the landlord or seller through a cooperating commission. As the tenant, you pay nothing for tenant representation services. Without a tenant rep, the landlord's listing broker represents both sides — and you have no advocate in the negotiation.
What does a tenant rep broker do for me?
A tenant rep broker conducts a market-wide search of available space (including off-market options), prepares a comparison of alternatives, negotiates rent, free rent periods, tenant improvement allowances, lease term, renewal options, termination rights, and personal guarantee terms. They also coordinate due diligence, review lease documents, and manage the timeline from search to occupancy.
How long does it take to find and lease commercial space in Florida?
Most commercial tenants in Florida should plan for 60–120 days from initial search to lease execution, plus an additional 30–90 days for buildout if tenant improvements are required. For larger requirements (10,000+ SF) or spaces requiring significant entitlements, 6–12 months is common. Starting the search early — before your current lease expires — gives your broker maximum negotiating leverage.
Do I need tenant representation for retail space versus office space?
Yes — tenant representation is valuable for all commercial lease types. Office leases typically involve longer terms (3–7 years) and significant TI allowances. Retail leases involve CAM charges, co-tenancy clauses, and exclusivity provisions that require expert negotiation. Industrial leases involve clear height, dock door, and power specifications that affect your operations for years. In each case, a tenant rep with sector experience significantly improves your outcome versus negotiating directly with a landlord's agent.
